What's included in a finished office shed?
Every finished office shed includes the full exterior structure (LP SmartSide siding, 2x6 floors, Advantech plywood, architectural shingles) PLUS your chosen interior finish package: insulation, drywall or upgraded wall finish, flooring, electrical (outlets, switches, lighting), trim, and hardware. The Signature and Estate packages include additional features like tongue & groove ceilings, designer doors, and upgraded lighting. Mini-split HVAC is included in Estate or available as an add-on.
How long does it take from start to move-in?
The exterior structure is typically built in 1–2 days. Interior finishing takes an additional 1–3 weeks depending on the package and scope. Total timeline is usually 2–4 weeks from breaking ground to moving in your desk. Compare that to a home addition, which typically takes 3–6 months.
Do I need a permit?
In most Indianapolis-area communities, sheds under 120 square feet don't require a building permit. Lawrence and Fishers sheds up to 200 square feet don't require a building permit For larger structures, requirements vary. Electrical work may require a separate permit. We've built finished structures across the metro and can help you navigate the requirements for your specific location.
What's the difference between Modern Style and Classic Style?
Modern Style (lean-to) has a single-slope roof — clean, contemporary lines popular for modern homes. Classic Style (gable) has the traditional peaked roof. Both are available in all sizes and with all finish packages. The price difference is typically $1k–$2k. Most customers choose based on what looks best with their home's existing architecture.
Can I finance my office shed?

Is the office shed heated and cooled?
All finish packages include full insulation. The Classic package is "mini-split ready" (pre-wired so you can add HVAC later). The Estate package includes a mini-split system fully installed. You can also add a mini-split to any package as an upgrade ($2.5k–$4k installed). Indiana gets hot in summer and cold in winter — we strongly recommend climate control for year-round office use.
